Following the vacation of Unit 3 Ventura Park by Kellys Storage, TLRE were instructed to advise Abdrn to provide disposal and refurbishment advice on unit 3 Ventura Park.
The premises was partly occupied with racking, with a small reception/office area to the front of the scheme. TLRE advised the landlord to carry out a comprehensive refurbishment, allowing occupiers to fully appreciate the benefits of the warehouse unit.
The premises have an 11m eaves height and 3 loading doors, accessed under a canopy but also providing dock level loading facilities. A small WC block was positioned to the front of the unit. Ventura Park is ideally suited for occupiers serving the NW London markets having good access to the M1 and A406. The scheme also attracts occupiers from Watford, Hemel Hempstead and Enfield for those tenants seeking more spacious but not compromising on access to the M25.
During the works, TLRE were able to identify a suitable occupier and advise Abdrn who in turn, worked with the occupier to deliver a bespoke refurbishment package tailored for the occupier to commence trading straight away.
Unit 3 exchanged with an agreement to lease and now that the works have completed the lease has also completed on a new FRI lease.
