- Meet with client to gain a full understanding of the operation, drivers behind the relocation and specific requirements that any building must fulfil.
- Provide client with an overview of the market and give them feedback on prevailing market rents/prices in the target location.
- Utilising TLRE Real Estate’s extensive market knowledge and records search for suitable opportunities meeting clients search criteria.
- Compile a report schedule of suitable properties/opportunities providing client with information on each.
- Reviewing the schedule of potentially suitable properties with the client following which TL Estate will arrange a tour of accompanied inspections with the client of those opportunities shortlisted.
- Assist client to refine the shortlist following the tour of viewings.
- Providing client with feedback on the shortlisted properties and detailed market advice including lease length, repair obligations, rent review provisions or offer price.
- Negotiating the best terms on behalf of the client.
- Following agreement of the transaction preparing formal Heads of Terms to be circulated to both parties and their respective solicitors.
- Liaising with the client’s solicitor and briefing them on the proposed acquisition and monitoring the transaction through to the conclusion of legal formalities.
